January Market Status Report

Happy New Year from Henry Property Management. It has been a busy start for us in 2009. We have seen an increased amount of properties rented this month, especially under the $1,400/month mark. We have found that tenants, regardless of income, are being more financially conservative and renting well below what they qualify for.

Should you have any questions regarding your current rental property with us, or would like more information regarding your potential rental property, please contact us at anytime.

Annette Hall, CPA: Q&A 10

If I have a net income loss the last year the property was a rental property and I do not write off the final year's loss, can I sell the house and not pay capital gains?

No, both the final year’s loss and the gain from the sale of the house need to be reported. Different tax rates apply so it is not a wash effect.

Annette Hall, CPA: Q&A 9

If the property management company collects rent money but all proceeds are spent on the property, do I have to report the income?

Yes, the income is reported to the IRS. If the Schedule E is not properly completed it could flag a discrepancy with the tax return and an audit may be initiated.
